Q: What is the process for building?

We start the process by having a conversation with you about what you want in your new home and how much you want to spend. If you don’t know what you’re looking for, don’t worry; we will show you plenty of ideas and have a creative discussion.

If you already own a lot, we will visit the lot to understand the exposure and topography. If you don’t own a lot, then we will search for a lot for you.

Once we have an idea of your requirements and budget, then we will design a main level floor plan. We do all of our own designs, so this process can take 2-8 days.

We will wait for you to let us know what you like and don’t like about the floor plan that we sent to you. Once you’re happy with the floor plan, then we move forward with designing other levels as well as the exterior.

Once you approve of all the designs, then we will get a cost to build your home. If you approve of the costs, then we will present a building agreement to you. Once signed, then we will forward the building agreement and all the specs to your lender. When the lender approves your loan, then we are ready to pull permits and start digging!

For most clients, this entire process takes about 3 months.

Q: How much will it cost to build a home?

The cost depends on your requirements, but most of our clients spend about $160-$210 per sq ft for the above grade sq ft and around $60-$100 per sq ft for the lower level finished. These prices do not include your lot.

Q: What if I feel over whelmed about building?

No worries! We know it can seem daunting to think about picking out every item and feature in your new home, but please know that we are here to help! We have designers available to assist, if needed.

4- How long has LCH been around?

Josh Bieber has been in construction for 10 years. Josh knew since the beginning that some day he wanted his own design and build company, and in 2013, he created Leader’s Custom Homes LLC.

5- Can I see an example of your work?

Yes, we have a finished home that you can tour.

6- What are “allowances”?

Your building contract will include fixed costs (EX: lumber, concrete) that are the responsibility of LCH. Your contract will also include variable costs (ie “allowances”) that are your responsibility. Because everyone has different tastes, we will give you an allowance of how much you can spend on some of your finishes. Think of your allowance as a budget for the item. So, for example…. we may include a $20,000 budget for you to pick out appliances. If you only spend $15,000, then the balance goes back to you. If you spend more than $20,000, then you will need to write the vendor a check for the difference.

7- What is a construction loan?

A construction loan is how the building project is financed through construction. Your bank will approve you for the cost of the project up front. As the builder makes progress on your home, the bank will pay the builder (through a title company). The bank will give an “end loan” once the construction is complete, usually a 30 year conventional loan.
